VA Loan Eligibility Guidelines
You can earn VA home loan eligibility through active-duty service, National Guard or Reserve service, or as a qualifying surviving spouse. The common minimums are 90 days of wartime service, 181 continuous days of peacetime service, or 6 years in the Guard or Reserve, with a discharge that is not dishonorable. A Certificate of Eligibility confirms it.
Key Takeaways
- Wartime active duty: 90 days. Peacetime active duty: 181 continuous days.
- National Guard and Reserve: generally 6 years of service, with other routes for federal active duty or service-connected discharge.
- Some surviving spouses, and spouses of service members missing in action or held as prisoners of war, can qualify.
- Your discharge must be under conditions other than dishonorable.
- The Certificate of Eligibility (COE) is the official answer. Exceptions to the service rules are common.
Who is eligible for a VA home loan?
The VA home loan benefit is open to people who served in the Army, Navy, Air Force, Marine Corps, Space Force or Coast Guard, to members of the National Guard and Reserves who meet the service rules, and to certain surviving spouses. Your character of service matters. A discharge under conditions other than dishonorable is required.
This guide focuses on the service tests. For the broader overview, read VA loan eligibility and who qualifies for a VA loan.
How much service do I need?
| Type of service | Typical minimum |
|---|---|
| Active duty during a wartime period | 90 days of service |
| Active duty during peacetime | 181 continuous days |
| Selected Reserve or National Guard | 6 years of service |
| Guard member on federal (Title 32) active service during a wartime period | 90 days of qualifying active service |
| Called to federal active duty (Reserve or Guard) | The required length of active-duty time for the period served |
| Discharged for a service-connected disability | May qualify with less time |
| Un-remarried surviving spouse of a service member who died in service or from a service-connected disability | Eligibility based on the service member's record |
| Spouse of a service member missing in action or a prisoner of war | Eligibility based on status |
Which period counts as wartime or peacetime is set by the VA and depends on the dates you served. Those dates are on your DD214 or statement of service. If you enlisted after September 7, 1980, you generally need 24 continuous months of service or the full period you were called to active duty, unless an exception applies. We read them against your record.
What about the National Guard and Reserves?
Guard and Reserve members have three common paths:
- 6 years of service in the Selected Reserve or National Guard, with an honorable character of service.
- Federal active duty. If you were called to federal active duty, your time on active duty is counted under the active-duty rules. Service under Title 32 of the federal code can count after 90 days in a wartime period.
- Discharge for a service-connected disability. This can qualify you even if you have less than 6 years.
Current Guard or Reserve members may qualify now or wait until they reach the 6-year mark. Ask your loan officer to check your service dates.
Can a surviving spouse use a VA loan?
Yes, in some cases. The un-remarried surviving spouse of a service member who died in service or from a service-connected disability may be eligible. Spouses of service members listed as missing in action or captured may also qualify. Surviving spouses who receive Dependency and Indemnity Compensation (DIC) are exempt from the funding fee. See the VA funding fee. Eligibility details vary, so confirm with the VA through your COE request.
What are the other eligibility conditions?
- Occupancy. You must plan to live in the home as your primary residence, generally within a reasonable time (commonly 60 days).
- Credit and income. The VA sets no minimum score, but lenders do, and you must meet debt-to-income and residual income guidelines.
- Entitlement. You need available entitlement. See VA entitlement.
- Property. The home must meet VA property standards. See VA appraisal and minimum property requirements.
What if I am not sure I qualify?
Service rules have many exceptions: early discharges for hardship, reduction in force, medical reasons and others. Do not assume you are out because you served a short time. The Certificate of Eligibility is the quickest way to find out. At Lendia, we can usually request it electronically in a few minutes. You do not need to have the certificate in hand to start. If you want to request one yourself, VA Form 26-1880 is the usual paper route. See how to get your COE and do I need a DD214?
How is this different from the VA loan eligibility overview?
The overview tells you what the benefit is and who generally qualifies. This page is the checklist for service length, Guard and Reserve rules, and survivors. The two pages work together. For a first look at the entire VA program, see VA loans and VA loan refinance options if you already own a home with a VA loan.

Frequently Asked Questions
Do I need 24 months of service?
Not always. Some veterans qualify on shorter terms under the rules above, while more recent enlistees can have additional minimums. The COE decides.
Can I use a VA loan with a general discharge?
Often yes, if the discharge is under honorable conditions or other than dishonorable. The VA determines the final answer.
Do National Guard members qualify?
Yes, with 6 years of service, qualifying federal active duty, or a service-connected discharge.
Do I need a COE before I talk to a lender?
No. We can start the process and request it for you.
Can a spouse use my VA loan benefit?
Only a qualifying surviving spouse can use the benefit on their own. Otherwise, a spouse can be a co-borrower on the loan, but the entitlement belongs to the veteran.
Rates and terms depend on your situation; approval requires qualification.
