Lendia Mortgage — Specialty Loans

Wealth Builder HELOC in California

The Wealth Builder HELOC is a first-lien, variable-rate line of credit tied to 30-day SOFR, designed to help California homeowners eliminate mortgage interest and build equity significantly faster than a traditional mortgage. Unlike a conventional loan where interest is front-loaded over 30 years, the Wealth Builder HELOC lets you sweep income directly against your principal balance — reducing the balance on which interest accrues every single day. At Lendia, we help California homeowners and homebuyers evaluate whether the Wealth Builder HELOC is the right fit for their financial goals.

Why the daily balance is the whole idea

With a standard fixed mortgage, the payment is set in advance and your paycheck sits in checking in the meantime. With this line of credit, interest is figured on the daily balance, so cash you park in the line lowers the balance that interest is charged on, and you can draw it back out when bills are due.

An illustrative example, not a quote

Assume a hypothetical 7% rate, used only to show the arithmetic. If your average balance stays $20,000 lower than it otherwise would because income is deposited into the line, the interest difference is $20,000 × 7% = $1,400 over a year. The benefit depends entirely on your cash flow: if every dollar of income goes out the door, the average balance does not fall and the savings do not appear. The rate is also variable, so the actual figure moves with the index.

Before you apply: three honest checks

  1. Monthly surplus. Look at 12 months of statements and note how much typically remains after expenses. That surplus is what works against the balance.
  2. Payment tolerance. The line qualifies you on a full 30-year payment on the entire line amount, and the rate floats. Confirm you are comfortable with both.
  3. Spending discipline. A line that can be redrawn is helpful only if you do not redraw it for non-essentials.

What we look at when reviewing a scenario

We review credit score, property type, occupancy, the amount you want, and how your income is documented. The table above lists the income options (full documentation, bank statements, asset depletion). Where a program matrix applies, the limits depend on that combination, and we confirm the current guidelines when we review your scenario.

Frequently asked questions

Do I keep my existing mortgage?

Not on a refinance. This is a first-lien product, so it takes the place of your current mortgage and pays it off at closing. If you want to keep a low existing mortgage and add a line behind it, a traditional second-lien HELOC is the better comparison.

Will the minimum payment stay the same?

No. The minimum during the draw period is based on interest, and interest changes with your balance and the index, so the payment can rise or fall from month to month.

Is this suitable for variable or seasonal income?

It can be, since bank statement income is an option. The sweep strategy works best when deposits are steady enough that you know roughly how much surplus you can leave in the line.
