Initial Draw at Closing iThe amount you actually borrow on day one (e.g., to pay off your existing mortgage or fund a purchase). Can be less than your line amount — interest only accrues on what you draw.

Property Value iYour home's current market value. Used to calculate your loan-to-value ratio (LTV), which determines eligibility and maximum line size.

Credit Score (FICO) iMinimum 700 for primary homes; 720 for second homes and investment properties. Higher scores unlock higher LTV limits and larger line amounts.

Occupancy iHow you use the property. Primary homes get the best LTV limits; investment properties have stricter requirements and a higher rate floor.

Loan Purpose iPurchase, rate/term refinance (replacing your current mortgage), or cash-out refinance (borrowing above your current balance). Cash-out has lower LTV limits.
