Borrowing Against a Rental — Lendia California
Does My Credit Score Affect Which Option I Get on a Rental?
Reviewed by Ramez Malki, NMLS 315466 · Last verified October 2026
Your credit score affects whether you qualify and what you pay. On a rental the effect is usually stronger, because lenders price non-owner-occupied property conservatively.
Where credit shows up
- Eligibility: each program has a minimum score, and it can be higher for rentals.
- Maximum loan-to-value: a stronger score can allow a higher CLTV within the program.
- Pricing: margin or rate adjustments move with the score and the CLTV.
- Product choice: a lower score may point you to a different program than the one you first asked about.
What to read next
Minimums vary by program. See our HELOC credit score, Non-QM HELOC credit score and Wealth Builder HELOC credit score pages for how we describe the ranges.
Before you apply
- Check your reports for errors and dispute them early.
- Avoid opening new credit before closing.
- Pay down revolving balances where you can.
- Ask us for a soft review of your options first; we explain what applies.
If your score is not where you want it
You may still have options, and timing can help. A short plan to raise the score a few points can change which products you qualify for.
Frequently asked questions
Will shopping for a loan hurt my score?
Multiple mortgage inquiries in a short window are typically treated as one for scoring purposes, though policies vary. Ask us before you apply.
Is the same score used for every product?
Lenders may use the middle score or the lower of the scores, depending on the program. Ask which one applies.
Does an LLC change this?
If the property is held in an entity, ask how the lender evaluates the guarantor’s credit.
