Which specialty program matches your goal

The six programs on this page solve different problems, so the quickest way to narrow them down is to start with what you are trying to accomplish rather than with the product name.

  • Pay a mortgage off faster while keeping access to cash: start with the Wealth Builder HELOC, which is a first-lien line of credit that replaces your current mortgage.
  • Tap equity but keep your current first mortgage: a traditional HELOC sits behind the first mortgage as a second lien. If your income is hard to document on tax returns, the Non-QM HELOC uses alternative documentation.
  • Buy the next home before the current one sells: see Buy Before You Sell.
  • Acquire and renovate an investment property: Fix and Flip Loans are sized from the after-repair value, while Hard Money Loans lean on the property itself and are built for speed.

What to expect when you reach out

  1. We ask about the goal first: the property, the timeline, and how you plan to repay or exit.
  2. We review the property type, how it is occupied, and the equity or down payment involved.
  3. We look at how your income is documented, because that decides whether a standard or alternative-documentation product fits.
  4. For loans covered by federal mortgage disclosure rules, a Loan Estimate is delivered within 3 business days of application, so costs are itemized before you commit.

Information worth having ready

A recent mortgage statement, a rough property value, a list of monthly debts, and your most recent bank or asset statements will shorten the first conversation. Investors should also bring a short description of the project or exit plan. Terms vary by program and borrower profile; we confirm the current guidelines when we review your scenario.

Frequently asked questions

Can one borrower use more than one of these programs?

Yes, at different stages. An investor might use short-term financing to buy and renovate, then refinance into longer-term financing once the property is stabilized. A homeowner might pair a purchase strategy with a later equity line. Each step is underwritten on its own.

Are specialty loans harder to qualify for than a standard mortgage?

Not necessarily harder, just different. Some look at collateral value more than income, others accept bank statements or asset depletion. The trade-off is usually a different cost structure, so compare the total cost and the exit plan, not only the monthly payment.

Do these programs apply outside California?

No. Lendia is a California-only brokerage, and every program here is for California properties.
