What property types qualify for a jumbo loan?
Jumbo loans are available for a wide range of property types — but with specific eligibility rules. Here’s what qualifies and what doesn’t.

Condos — warrantable vs. non-warrantable
Condo eligibility depends on whether the project is “warrantable” — meaning it meets agency standards for owner-occupancy ratio, litigation status, and financial stability. Non-warrantable condos face significant restrictions or may be ineligible on most programs.
2–4 unit properties
Multi-unit properties are eligible on most programs for primary residence and investment financing. Note that second homes are generally limited to 1-unit — a duplex will typically be classified as investment regardless of occupancy intent.
Ineligible property types
- Manufactured and mobile homes
- Co-ops
- Mixed-use properties
- Agricultural, commercial, or industrially-zoned properties
- Properties with more than 10–20 acres
- Working farms, ranches, or orchards
- Properties in Hawaii lava zones 1 and 2
What about ADUs?
ADUs on the subject property are generally eligible, and rental income from an ADU may be used to offset the housing payment in some cases, subject to documentation requirements.
In California, the most common jumbo property types are single-family homes, PUDs, and condos. If you’re buying anything outside that range, verify eligibility early in the process.
